Vapor barrier in the house was put in by the builder with 6 mill black plastic 28yrs ago, it was the usual shoddy job done by the builder, Last year noticed water pooling in the front area of the crawlspace, home is built on a sloping hill from front to back, front side crawlspace about 3 ft back side about 5 1/2 ft. Water was coming in from footer and under the footer, dug a french drain inside the crawlspace along the front wall and a sump pit with pump problem fixed. Decided to encapsulate the entire 1,800 ft crawlspace with 12 mill Guardianliner. This product is amazing extremely strong easy to work with, just measured and cut the pieces on the driveway and installed , used the foundation tape which has a excellent bond, I used foam board on all the walls and adhered with a strong water resistant epoxy. Overlapped 1 to 2 ft and tapped with the waterproof seam tape. The job turned out excellent, now understand I'm 64yrs old and had some great help from my college graduate daughter, but it did take about 5 months to complete, included running additional wiring for lightning and french drain and pump plumbing. however the end results looks like a NASA clean room. Humidity level before project was 75 to 80 percent after completion 45 to 50 percent and this is with a Dehumidifier that was made for a basement, it barely runs because the crawlspace is sealed off however still enough air for furnace to run. This company offers the best products made for the job do it right the 1st time and never worry about it again.

The GuardianLiner worked perfectly and exceeded expectations. It was easy to install and is thick enough to work great for a rather rough dirt floor and walls. Cutting was easier with a sharp knife, and required a few blade changes during install.

I'd definitely use this product again!

Just finished encapsulating my previously damp, musty crawl space. This vapour barrier worked great. I was really torn initially between the 20 mil liner and this, 12 mil liner. I was concerned on the durability as I have a very rough, poured concrete crawl space floor, even though I don't use the space for storage. I wanted to avoid a high repair cost so I opted for this liner as it was on sale. I couldn't have been happier. It's very heavy duty and a extremely sharp razor knife is needed to be able to cut it. The space I encapsulated was roughly 1200sqft and around 18" in the tallest spot. Laying on my stomach and moving this liner around wasn't the easiest thing I've done but the liner performed as expected. Would highly recommend this product.
